Identity & ownership
Every listing starts with who owns the property. We confirm the owner or agent's identity and that they're authorised to sell, and explain the title type (Chanote, leasehold and so on) in plain English with a strength rating.
Document check
We collect the title deed, house book and other ownership papers to confirm the listing is genuine and complete. They're held privately for your assurance — we don't publish them.
Live area intelligence
We pull live elevation data for a Hua Hin-specific flood indicator, and show real distances and drive times to the beach, town, hospitals and schools.
Private by design
Listings show an approximate area and nearby landmarks — never the exact address. The precise location is shared once you've requested a viewing and we've confirmed you as a serious buyer.
